- Framed structure, all the structural works carried out by as per structural drawings and specifications.
Site Levels
- Excavation for foundation as per structural drawings and minimum 3’ and maximum 5’ depth from existing ground level.
- Finish floor-to-ceiling height 10’.
- Window sill level 2’6”-3’
- Lintel level 7’-8’
Earth Work & Back Filling
- Foundation for footings & trenches for all cause of soil except rocks.
- Minimum 3’ and maximum 5’ depth from existing ground level.
- Back fill up to plinth level by soil, sand or debris.
Anti-Termite Treatment
- Anti-Termite treatment will be done at the level of foundation.
RCC Works
- R.C.C M20 or M25 mix using 20 mm aggregates for footings, Plinth beams, Columns, Roof beams, Slabs, Lintel beams, Stair as per standard structural specification.
RCC Plinth Beams
- Providing & laying controlled reinforced cement concrete as per standard structural and architectural specification using 20MM downsized aggregates at any depth or heights.
- All formworks, centring, shuttering, and scaffolding, compacting with vibrators, curing & hacking the exposed surfaces wherever required.
- Concrete mix shall be of M20 (1:1½:3) grade and as per standard architectural specification.
RCC Columns
- Providing & laying controlled reinforced cement concrete as per standard structural and architectural specification using 20MM downsized aggregates at any depth or heights.
- All formworks, centring, shuttering, and scaffolding, compacting with vibrators, curing & hacking the exposed surfaces wherever required.
- Concrete mix shall be of M20 (1:1½:3) grade and as per standard architectural specification.
RCC Lintels
- Providing & laying controlled reinforced cement concrete as per standard structural and architectural specification using 20MM downsized aggregates at any depth or heights.
- All formworks, centring, shuttering, and scaffolding, compacting with vibrators, curing & hacking the exposed surfaces wherever required.
- Concrete mix shall be of M20 (1:1½:3) grade and as per standard architectural specification.
RCC Stairs
- Providing & laying controlled reinforced cement concrete as per standard structural and architectural specification using 20MM downsized aggregates at any depth or heights.
- All formworks, centring, shuttering, and scaffolding, compacting with vibrators, curing & hacking the exposed surfaces wherever required.
- Concrete mix shall be of M20 (1:1½:3) grade and as per standard architectural specification.
- Straight flight staircase will be construct.
RCC Beams
- Providing & laying controlled reinforced cement concrete as per standard structural and architectural specification using 20MM downsized aggregates at any depth or heights.
- All formworks, centring, shuttering, and scaffolding, compacting with vibrators, curing & hacking the exposed surfaces wherever required.
- Concrete mix shall be of M20 (1:1½:3) grade and as per standard architectural specification.
- Concrete pouring shall be machine mixed and mechanically vibrated.
Brick Work
- Good quality brick masonry in 9” thick cement mortar in 1:6 mix.
- Partition walls – Half Brick work 4 ½” with cement mortar 1:4 mix.
- Parapet wall 9” width and 3’0” height with cement mortar 1:4 mix.
Plastering
- Ceiling plastering with using cement mortar 1:3 mix, 10mm thickness.
- Inside wall plastering with using cement mortar 1:6 mix, 12mm thickness.
- Outside wall plastering with using cement mortar 1:5 mix, 15mm thickness.
Reinforcement
- Tata Steel, ISI standard TMT steel bars will be used for all RCC works.
- Base price of steel Rs 60000 per tonne excluding GST for 12mm bars.
Cement
- Ultra tech or Ambuja 53 Grade of PPC will be used for all RCC works.
- Base price of cement Rs 370 per bag excluding GST for PPC.
Sand
- Good quality crushed sand shall be used for all RCC and super structural works.
- Good quality crushed sand which is specially graded for the plastering purpose shall be used for all plastering works.
Shuttering, Centring & Staging
- 12 mm thick wooden ply shall be used for slab centring.
- MS Plate or 12 wooden ply & batten shall be used for column shuttering.
- Wooden ballies or batten pipes, props jacks etc. shall be sued for supporting shuttering & centring.
Tiling Work
- Flooring Tile – Kajaria or Somany or Hindware (600×600) or (1200×600) Sq.mm vitrified or ceramic floor tiles shall be used for all carpet areas. (Choice of design & colour as per the client; priced at maximum rate of Rs.80 per sq. ft.)
- Balcony Tile – Kajaria or Somany (600×600) or (300×300) Sq.mm vitrified or ceramic anti-skid floor tiles shall be used for all balcony area. (Choice of design & colour as per the client; priced at maximum rate of Rs.80 per sq. ft.)
- Bathroom Flooring Tile – Affordable or Kajaria or Hindware (300×300) Sq.mm vitrified or ceramic anti-skid tiles shall be use for bathroom floor. (Choice of design & colour as per the client; price at maximum rate of Rs.80 per sq. ft.)
- Bathroom Wall Tile – Kajaria or Somany or Hindware (300×600) Sq.mm vitrified or ceramic tile shall be used for wall. (Choice of design & colour as per the client; price at maximum rate of Rs. 80 per sq. ft.) And the height of the wall tile up to 7 feet.
- Kitchen Wall Tile – Kajaria or Somany or Hindware (300×600) Sq.mm vitrified or ceramic tile shall be used for wall. (Choice of design & colour as per the client; price at maximum rate of Rs. 80 per sq. ft.) And the height of the wall tile up to second counter bottom feet.
- Front Elevation Wall Tile – Kajaria or Somany or Hindware (300×600) Sq.mm vitrified or ceramic tile shall be used for wall. (Choice of design & colour as per the client; price at maximum rate of Rs. 80 per sq. ft.) And the tiling work will be done for basic elevation only.
Stone Work
- Staircase Stone – Sadarhalli granite shall be used for staircase. (Choice of design & colour as per the client; price at maximum rate of Rs 100 per sq. ft.)
- Parking Stone – Anti-skid parking tile or Kota stone or White marble shall be used for parking area. (Choice of design & colour as per the client; price at maximum rate of Rs 60 per sq. ft.)
- Open Area Stone – Sadarhalli granite shall be used for open area. (Choice of design & colour as per the client; price at maximum rate of Rs 100 per sq. ft.)
- Kitchen Counter Stone – Sadarhalli granite shall be sued for kitchen counter top. (Choice of design & colour as per the client; price at maximum rate of Rs 120 per sq. ft.)
Paint Work
- Internal Walls Paint – All internal walls are finished with one or two coat of JK or Birla wall putty and one coat of Asian wall primer and two coats of Asian tractor shyne emulsion plastic paint. (Choice of colour as per client).
- Ceiling Paint – All ceiling surfaces are finished with one or two coat of JK or Birla wall putty with one coat of Asian ceiling primer and two coats of ceiling Asian shyne emulsion plastic paint. (Choice of colour as per client).
- External Walls Paint & Elevation Wall – All external walls are finished with one or two coat of JK or Birla wall putty coat of Asian wall primer with two coats of Asian apex weather coat. (Choice of colour as per client).
- False Ceiling – Normal design false ceiling with LED cove light shall be provided in living & dining room only.
Doors & Windows
- Internal Door & Window Frames – Teak wood frame shall be used for all doors of thickness 5” or 6” with anti-termite coating.
- Main Entry Door Frame – Teak wood frame shall be used for external doors of thickness 5” or 6” with anti-termite coating.
- Internal Doors – Century ply flush doors with veneer lamination both side. And size of the door (7×3) without ventilation & (8×3) with ventilation. The basic cost of door shall be Rs 12000 per door including godrej lock, fitting & fixtures.
- Main Entry Door – Teak wood door or century flush door with veneer lamination both side. And the size of the door (7×4) without ventilation and (8×4) with ventilation. The basic cost of door shall be Rs 40,000 per door including godrej lock, fitting & fixtures.
- Bathroom & Toilet Door – FRP door with aluminium door frames or water proof flush door with teak wood frame & both side veneer laminations. The basic cost of door shall be Rs 12000 per door including godrej lock, fitting & fixtures.
- Window – Aluminium window with glass or UPVC window with glass and mesh shutters (3 tracks with 1 mesh).
- Jambs – Granite jambs shall be provided in windows

- Affordable design of MS main gate
- Affordable design of Jindal 304 SS staircase railing.
- Affordable design of Jindal 304 SS terrace staircase railing.
Plumbing Fittings & Fixtures
- CPVC Conduit – Astral or Prince ISI mark conduit shall be used for concealed fittings.
- PVC Conduit – Astral or Prince ISI mark conduit shall be used open lines. And 100 mm dia. Conduits are used for sanitary works.
- Outer inspection chamber inside is smoothly finished with cement mortar & RCC cover slab are used.
- Stainless Steel Sink – Single Jindal SS sink size (24x18x9) inches. (Price at maximum rate of sink Rs 5000/-per piece).
- Sanitary fittings – All bath & sanitary fittings make: Parryware or Kerovit by Kajaria worth of Rs 56000/-per 1000 Sq. ft. area.
- EWC – One no. of wall mounted EWC will be provided for each toilet. (Price at maximum rate of EWC Rs 10,000/- per piece).
- Pedestal Washbasin – One pedestal wash basin. (Price at maximum rate of pedestal washbasin Rs 6,000/- per piece).
- Mixture or Diverter – Mixture tap 3 in 1 or Diverter (Price at maximum rate of mixture or diverter Rs 5000/- per piece).
- Shower – Overhead rain flow shower. (Price at maximum rate of shower Rs 1,500/- per piece.

- Affordable or Neel Kamal ply board wardrobe shall be provided in master bedroom of size (6×3.5) Sq. Ft. The basic cost of wardrobe shall be Rs 20000/- per piece.
- Semi modular kitchen with water proof ply or WPC board, channels & hinges by hettich shall be provided. The basic cost of semi modular shall be Rs 50000/-
